Firstly, it is important to understand the function of a commercial estate agent in London; in essence, they are hired to oversee and manage a move to or within the capital and negotiate favourable terms on behalf of their client. But what is it that the good ones offer, that sets them apart from the other commercial estate agents in London?

An agent is vital to ensure a smooth move. The agent shoulders the burden of the move itself and researches properties on the client’s behalf. Initially, the agent should take some time to get know the company he or she is working for, to understand how the business works, the reasons for the move and what it hopes to achieve by doing so. Then they can begin to make informed enquiries on the client’s behalf.

The agent should have access to insider-knowledge of the marketplace; a firm grasp on the capital’s economy and property-market can inform where they might search for properties, bearing in mind such factors as industrial developments, local amenities and value for money. Knowledge of locations and properties new to the market can also be a huge advantage to the client; if the manager can recommend an ‘untapped’ location, then the client can benefit in the long-term.

Impartiality is a critical quality for a good commercial estate agent in London; if they are not affiliated to a landlord, they can negotiate favourable terms on the client’s behalf, rather than that of the landlord.

Practicality is also an important quality – and not just when it comes to the move itself; being able to recognise the potential of a property can be a time-saving and sometimes, a money-saving, attribute. For example, an office may offer less floor-space than the client’s existing premises but, if the agent can envisage just how the office can be structured, the client may benefit from more efficient use of space, alongside better facilities and amenities.

A good commercial estate agent in London can be likened to a detective; using all the information available to build up an identikit picture of the most appropriate premises for the client. They also have to be hard-headed enough to negotiate on the client’s behalf and practical enough to oversee the relocation and ensure that it causes as little disruption to the running of the business as possible.
